Move Out Checklist

1. _____ Please call 3-5 days prior to your move-out to schedule inspection.
2._____ House must be broom swept clean and mopped.
3._____ The kitchen and bathrooms must be completely clean.
4._____ All walls must be clean, and nails/screws removed. (read below for more details)
5._____ Vacuum and clean any carpeted areas (if applicable).
6._____ Clean all windows and window coverings.
7._____ Remove all of your personal possessions and belongings.
8._____ No trash shall be left behind; Do NOT leave garbage at the curb.
9._____ All exterior areas shall be cleaned of debris and left clean.
10._____ Lawn and landscaping shall be recently done.
11._____ Leave all kitchen appliances clean.
12._____ All keys/ garage remotes shall be left on the kitchen counters.
13._____ All light fixtures are to work properly with working light bulbs.
14._____ All electric is to work properly.
15._____ All plumbing is to be free of any leaks or blockages.
16._____ HVAC is to be working properly w/ clean air filter if not landlord notified.
17._____ All smoke alarms shall be working properly.
18._____ Leave ALL utilities on until your move-out inspection has been completed.
19._____ Make landlord aware of any damage or issues inside the rental unit.
20._____ Provide forwarding address:

All of the aforementioned items need to be done prior to your move-out inspection so that you may receive your full security deposit (less any withholding from earlier tenancy). If utilities are not left on until move out inspection is completed, fees incurred to turn utilities on will be deducted from deposit. Any and all repairs, repainting, trash removal, cleaning, and/or any other expenses that are attributed to restoring your home to its condition prior to your tenancy will be deducted from your security deposit. Please remove all stickers, picture hanging nails, command strips, etc. Do not patch holes with a putty knife and spackling or do paint touchup, poor repairs will result in more work and costs to everyone. It is a violation of your lease to make unauthorized repairs to the home. The landlord will hire a professional painter to do sheetrock and paint work. The landlord will cover the repair cost for normal wear and tear; however, sheetrock work for nail holes or excessive wear and tear will be deducted from the deposit.

If additional money is needed to restore said home, Landlord will send Tenant a bill and/or file legal suit for said money in court. Your Security Deposit will be ready for pick up within 35 days of your move-out inspection at 22980 Hwy 72 Ste. B, Athens, AL 35613. If you wish to have it mailed to you, you must provide a forwarding address and allow extra time for the postal services delivery time.

Please remember to deliver your home in the same condition it was in prior to your tenancy to ensure all of your deposit is refunded.
